How do you decide what to offer for my land?

We look at recent land sales nearby, road access, utilities, zoning, soils and septic potential, floodplain, and what it will cost us to hold and resell the land. Then we give you a clear number and explain how we got there.

Do I have to pay any fees or commissions?

No. There are no commissions and no fees to get an offer. Closing costs are discussed openly and spelled out in the contract before you sign anything.

How fast can you close?

It depends on title and due diligence, but many land deals close in about 3 to 5 weeks. If you need more time, we can close later.

What kind of land do you buy?

Vacant lots, rural acreage, farmland, wooded tracts, hunting land, landlocked parcels, and land with old houses, barns, or mobile homes. Small or large.

Do I need to clean up, survey, or perc test the land first?

No. We buy as is. If we need a survey or soil test, we handle it ourselves.

I live out of state. Can I still sell?

Yes. Our closing attorney can send documents to a mobile notary near you, and proceeds are wired to you.

What if I owe back taxes or there is a lien?

That is common. Back taxes and many liens can be paid off from the sale proceeds at closing.

Am I obligated to accept your offer?

Never. Our offers are free and there is no pressure. If it does not work for you, no hard feelings.
